Hi, are you considering to rent out your Punggol flat and rent a condo @ Thomson ? As the prices for Punggol rental are not as ideal as before due to many condo around that estate, its a tough market to get tenants now.
Considering your purchase 5yrs ago for your current flat, you may consider to sell your flat and rent for 1-2years and look into buying a private apartment or EC if eligible?

Hi tenant,

If you plan to rent out your flat at Punggol, there might be a chance that the rental won't be enough to cover your mortgage. Depending on how much you bought it for, it might still be advisable to sell your current flat, and get an EC if you're eligible.

Otherwise, you can consider selling first, and renting a condo unit to watch the market.

Afternoon,

As you are currently still financing the unit and have no intention to sell it off, you will need to understand the following:

1) You can only obtain max of 50% loan for the next mortgage.
2) You will need to set aside the CPF minimum sum before you can utilize the balance for mortgage purposes.
3) As an SC, ABSD of 7% is payable by cash.
4) Of the 50% down payment, at 25% must be paid in cash.

With all everything being linked together, it would be prudent to assist an gent to assist you accordingly.

I think you might have a net rental cash outflow as punggol 5-rm rentals are not the highest and can't match thomson condos. You can think from this perspective, market sentiment is such that when you sell low (high), your entry price is also lower (higher). Hence you might like to give it a re-consideration. But more importantly are your family needs and requirements. Thanks and hope to understand your plans better so to make better recommendations.

1. If you were to rent out your HDB flat and rent a 2BR condo at Thomson area, the rental for your HDB will likely be less than the rental you are paying for the condo. This is in additional to the mortgage payment you are paying every month for your existing flat.

2. In my opinion, you may want to calculate your finances and check whether it is more worthwhile to upgrade to a property nearer to your in law's place.

3. HDB prices have stabilised. It is now a buyer's market for residential properties. In view of the supply of new BTOs coming into the market in the next few years, there will be limited upside to HDB prices and therefore this may not be a bad time to consider selling.

4. For the buying part, as it is a buyer's market, you will have more bargaining power as a buyer to negotiate on the price.

Thomson area 2bedrm rent are much higher though.
However with current market rent, u can still get 2 bedrm condo at the rent of 2000-2500 but the area will be small.

I do understand your good intention but first and foremost, I will strongly advise you to rethink these few pointers.

1) If you choose to rent out your HDB and rent a condo, how much do you need to fork out additionally every month on top of your mortgage?

2) Do you foresee any upside in your property value with so many condos, ECs and HDB in Punggol in the 5 years?

Do you need assistance? It would be more practical to sell away your HDB then to rent it out and rent a unit at Thomson as you will definitely have to top up for your monthly mortgage instalments.

It would be wiser to sell off your HDB and purchase another property that would result in higher rental yields and greater capital appreciation.
