You have entered into an agreement to purchase the property with tenancy until late next year, therefore do be prepared that the tenant intend to see out the remaining of the contract. There is also no obligation on the seller and agent to assist you in such arrangement to check and they are not wrong to indicate that you can check after the completion of the property. If in doubt, you should check with your conveyancing lawyer to find out what are the rights you can exercise in this situation. In a private property resale transaction, the agent will typically not be involved in any changes to the agreement terms and will leave it for both seller's and purchaser's lawyer to communicate.
