You can look to sell now and pay the SSD as long as the sum makes sense. That is not a MOP. There are still sellers out there paying SSD on their sale.

Unfortunately there is no solutions to the 15 months wait out period to purchase a resale HDB after disposing your condo ownership. You can always try appealing but the case may not be strong.

Could you provide more details? If the property's value has increased since your purchase, the numbers might still work out in your favor, even with the SSD costs. As for the 15-month cooling-off period, the only way to potentially waive this requirement is to submit a strong appeal to HDB, though approval is granted on a case-by-case basis.

Hi,
If you bought a condo in early 2023, the property price would have appreciated. So, you can sell at a higher price now and use the profits to pay the SSD to IRAS. By completing 2 years, you only pay 4% SSD.

Then, you can wait 15 months to buy your resale HDB later. You can write-in to HDB for a waiver but there is no guarantee HDB will approve.

By the way, yes you do have an option to sell it by early next year and then just pay for the last 4% of the SSD. I do have clients who did that and they didn’t make any losses too and so you may want to consider this option when the time comes. As for the HDB flat, try making an appeal to them ok?

Hi,

You can still choose to do the sell of the under construction condo and stomach the 8% SSD, it is not a MOP period where you can't sell.

The 15 month wait out period to buy resale HDB is an ongoing regulation that may be reviewed over time. It might be adjusted by the time you decided to sell. But as of today, the rule still applies so unless there is very strong family or altruistic reasons, HDB is not likely to approve the appeal to waive the wait out period based on experience.

Hi,

There is no MOP for private condos, that's only for HDB flats. You will be eligible to sell off your condo anytime after you purchase it. Do take note that SSD is applicable if you sell within 3 years, and it's tiered.

If you are concerned about the monthly instalments upon the TOP of the condo, you may wish to plan your Timeline as such that the Buyer of your condo only exercises the OTP after you meet your SSD, or nearing the TOP of the condo. This will be deemed as a sub-sale unit, and it's not an uncommon transaction.

I have seen first time buyers make a healthy profits after selling the condo before it actually TOP! Perhaps you could share which new launch did you purchase, so I can analyse and share with you the potential price you can sell for?
