Hi Cecilia,

1) The selling market now is very tempting for some property owners.
2) Whether to keep or sell shall depend on your objective now and near future (5~10 yrs).
3) If you have an existing good tenant paying a good return yield and you have no hurry in reaping your capital appreciation, then you should keep it.
4) On the other hand if the condo condition is not well maintained expecting going to spend more to keep it. Then it is a good time to let go.
5) A condo that is already 17 years old, the facilities and interior condition usually is not at it's prime.
6) But looking into the long term this might become a burden when more and more issues arose from it, electrical, piping, leakage issues might slowly arise if the unit is not properly maintained.
7) You properly will lose most or some of your rental yield to bring it back to tenanted condition.
8) But if you enjoy repairing and taking care of such issues, this could be good to keep it as your daily/weekly activities to keep yourself occupied.

May I know if there are any enbloc initiatives coming from your older condo management committee? Whether to exit now or later depends on the attributes of the property and whether any future infrastructure plans in the vicinity that can give the overall prices another catalyst to appreciate further in the future.

Hi Cecilia,

I would suggest that you look into the data for this 17 years old property and do some analysis and comparison before deciding whether renting or selling is a better decision. If the value of the property has further upside, then it will be worth keeping while renting it out for passive income. If not, you can consider selling it and use the funds for other types of investment.

For a 999 leasehold property, it is always good to hold on if you have a means too. Such properties are rarer nowadays and price trend has shown private property investment is always a good hedge against inflation. Moreover with the latest cooling measure announced by the government, multiple property owners like yourself will be rarer. This would lead to a lower supply in the rental market causing rental prices to appreciate.
