Good morning thavamani,

As replied before. You can buy a resale HDB if both of you are SPR for at least 3 years and have to dispose off your overseas property within 6 months from resale HDB purchase completion date.

No such requirement needed if you guys opt to buy private condo or apartment.

Special approval from land dealings units under singapore land authority will be required if you are thinking of buying a landed tho.

Bear in mind that 5% additional buyer's stamp duty (ABSD) will be applicable for your first residential purchase in Singapore.

1. You can buy resale HDB if you and your husband are SPR for at least 3 years.
You have to dispose off your overseas property within 6 months from resale HDB purchase completion date.
2. You can buy private property and does not need to dispose off your overseas property
3. Do you intend to take loan for your purchase?

Hi Thavamaini,

1) As an SPR family you have 2 choices of housing in Singapore.
(a) HDB flat: Both of you must retain SPR status for a minimum period of 3 yrs before being eligible to buy.
(b) Private condo: Can buy anytime as long you are financially ready. You are allowed to buy all types of leases; 99 yrs, 999yrs, & freehold. But you are not allowed to buy a landed property unless you got special approval from Singapore Land Authority.

2) For 1(a), you will have to dispose of your overseas property within 6 months upon key collection of the HDB flat.
3) For 1(b), you can keep your overseas property. Your ABSD is till 5% since this is your 1st property bought in Singapore.
