I am thinking of purchasing a 3 bedroom private prpperty in Hougang
How is 14 days calculated for exercising of option to purchase? E.g. Option date is 1 February, so when should I exercise the option? Can i inform the seller that i have not hire a lawyer yet and leave it blank in The option form? Kindly advise.

The option exercise date will be spelt out on the OTP. Just comply with the date.

It would be advisable that you engage an agent to assist you in the purchase. As a buyer for the private property, you may not need to pay your agent any commission, however, you have the benefit of their experience.

Good morning Sir/ Mdm,

typical resale private procedure will be as such:

1) both parties agree on a price. buyer gives 1% to seller to receive OTP
2) buyers settle loan and exercise with 4% exercise fee. Exercise date will be 15 feb if option date is 1 feb. usually advisable to exercise 1 day earlier. kickstart 10 to 12 weeks of completion period.
3) stamp duties is payable within 14 days from exercise date (usually payable in cash first cause CPF board might not have sufficient time to release funds to IRAS)
4) balance downpayment payable within 14 days before completion date.

You can leave the law firm name out on OTP first but within the 14 days option period, you need to fix one cause banker and seller's law firm need to liaise with them.

Good morning,

Based on the info shared, Option Expiry date will be 15 Feb. This OTP is obtained in exchanged with typically 1% option fee cheque. During this 14 day period, we will need to quickly engage a law firm and confirm the bank loan (if any) before 15 Feb.

You should then meet up with the law firm you engage 1 or 2 days before the Option Expiry date and exercise the OTP with typically 4% cheque and in the presence of the solicitor who will go through the OTP again with you. Typically 10 weeks after will be the completion of the transaction.

Yes you can leave your law firm blank first but eventually will have to communicate to seller side when you exercise the OTP.

Hi, nope the OTP cannot be blank and the seller agent will filled up everything and hand it to you once you hand the deposit of 1% cheque over to him or her. The option period is open to negotiable between the seller and buyer and not necessary be 14 days. If the option is granted on 1st Feb and the option period is 14 days, you will have to exercise the option on 15th Feb before 4pm for the option to be valid. Otherwise, the option will lapse and you will forfeit your 1% deposit.

A standard Option to Purchase do not require a buyer to input the buyer's lawyer information. Only the seller's lawyer information is required. Your lawyer can subsequently liaise with the seller's lawyer to exercise the option.
