Good afternoon,

Unfortunately no, you will have to cancel the BTO application should you choose to purchase a condo or EC now. After collecting the BTO keys, you need to sell away the current HDB within 6 months and wait out a 5 year MOP stay period before you can buy any private property.

After purchasing a BTO, you need to to wait for a MOP period of 5 years before committing to purchase any residential properties in Singapore. As there is a Minimum Occupation Period (MOP) of 5 years for your BTO, you will not be able to purchase the condo or EC. You can only purchase the condo or EC, after fulfilling your 5 years of MOP. If you are planning to buy a brand new EC, do note that the brand new EC will also have a 5 years MOP.

Hi,

You are not alone on this. Many had raised this question before.
HDB is meant to provide a roof over head for eligible residents so that even under most critical state of their life, they will still have a roof above head.
Private residences & EC prices are mainly dirven by market force on their ups and downs. So by selecting private & EC is a way to realize asset progression. Of course, they have also bear with the risk involved.

Our government ensure that everyone has a chance to realise their retirement plan and also to take care of the less literacy to have the minimum safety net.
In order to balance this, TDSR was implemented to ensure affordability to those who wish to take a leap in their life. At the same time, to protect them from over-stretched.

According to the past years private residence transactions, the numbers of owning by local are always hovering around the same level; 80+%.

Under your current situation, you are trying to have a minimum roof over head and also a chance to step into asset progression.
This is not allowed unless you fulfill certain conditions laied by HDB.

1) As per current state. Staying in HDB 4 room for more than 10 years. You are in a position to invest in private residences, as you fulfill MOP (Minimum Occpancy Period of 5 years).
2) Now waiting for BTO; meaning you are lucky to purchase a subsidized residence from HDB. You had already sign an agreement with HDB that you do not own any private property before HDB grant you the chance to ballot in a BTO exercise.
3) You might be aware that you are to dispose any private residence/EC for 30 months if you wish to apply for BTO. Meaning you are not allowed to own any private property prior to receive your BTO key.
4) After receive your BTO, you will have to fulfill 5 years MOP before eligible to purchase a private residence. To note that you are subject to 12% ABSD (Additional Buyer Stamp Duty) for the 2nd property, and 15% for the 3rd.
5) The only exception to apply for ABSD remission is the next property you purchase is a matrimonial home. This is also only applicable if one or both of you are Singapore Citizen.
