I am staying in a $ room HDB flat with my 3 kids and wife and 1 maid.

My mum and elder brother stay in a 5 room HDB flat with 1 maid

My mum will travel to my place on weekdays to look after the kids with the maid.

We are looking at keeping both HDBs as there are no outstanding loans, and all of us move into a bigger Dual Key condo. The benefits we thought are

1. Only need 1 maid.
2. Create Passive Income from rental.
3. Mum need not travel to look after grand children.

What are the cost involved? How will the ownership of the condo be like? Eg. should my brother be included as a owner of the condo? Can he use his CPF together with my wife and my CPF to pay for the mortgage loan?

Hi Sir,

From the situation you describe above, I understand that both you and your brother has no intentions to sell you HDB flats, and are looking to staying together.

If you were to purchase a dual-key condo, you will be liable for ABSD as it will be your second property. You can choose whether your brother's name should be in the condo or not.

If his name is in it, he's the owner and will be able to help out finance the condo using his CPF. You can opt to purchase under Tenancy-In-Common, with the stated % for each owner.

However, if his name is not in the condo, he cannot use his CPF to help finance the property.

Dear Sir,

A dual key unit usually consist of a 1BR + 2/3BR configuration. For your case, a dual key unit may not be the best solution because of the number of members you have in your family.

You may want to consider getting a landed property instead so that everyone will have enough personal space. There are options that are available below 2 mil.

Based on the limited details shared, typical breakdown will be as such:

Cash 5%
Cpf 15%
Max bank loan 80%
Stamp duties (BSD+ABSD) and legal fees 10% approx

If one wants to utilize cpf for the property, he/she needs to be the owner of the property as well. Will be ideal to explore how best to approach this.
