I am staying at Punggol block 176 5room flat and high floor with simple renovation, full cabinets in all rooms and kitchen, air conditioned, next to LRT station. What sort of COV I should ask for? Also should I sell now or hold till later when Punggol is more developed?
PS: I am waiting for my valuation results.

Afternoon Doug,

As per the current market, you can easily ask for COV of $45k to $60k. The facing of unit and ethnic restriction is also a factor to base your COV on.

It seems that you have not made up your mind entirely to sell or not therefore I'd suggest that you talk to your appointed agent for advise. I am also in the midst of preparing my unit in Punggol for sale which I feel that prices is right to let go now in my own opinion.

Hi Doug,

With regards to your query whether to let go of your current property depends on many considerations such as:
1. Whether if you have a 2nd proerty to fall on. Hence if you do, then it's the best time to sell cos the market is at its 'peak'.
2. However, if you are selling and buying at this time, keep in mind that the current 'peak' affects both, ie. sell high, buy high.

You can ask all agents for advices on the COV and all can give you what they think of the market, but ultimately the real "MAGIC" figure comes from you.

If you have an appointed agent, I believe he/she should give you a realistic and honest market price to achieve.
