Dear sir,

Additional Buyer's Stamp Duty will be applicable and it will be based on your wife's tax bracket in this case, which is 60%. This is on top of the normal buyer's stamp duty of up to 4%. Wherever possible, you should only purchase under your individual name, since you are a PR, and the Additional Buyer's Stamp Duty rate applicable will only be 5% if this is going to be your first residential property in Singapore.

Other fees applicable include the 5% cash and 20% cash and/or CPF combined for the downpayment if you are eligible for 75% home loan which is the maximum, as well as legal fees of approximately $3500.

Hi,

1) A SPR buying a residential property with a foreigner will be subject to an ABSD of 60%.
2) The buyer stamp duty (BSD) for a residential property for a residential property is as follows:
(a) 1st $180,000 = 1%
(b) Next $180,000 = 2%
(c) Next $640,000 = 3%
(d) Next $500,000 = 4%
(e) Next $1,500,000 = 5%
(f) Remaining amount = 6%

3) So BSD and ABSD are the tax involved. Legal fees will be $2,500 and above depending on the purchase price. The higher the purchase price, the higher the legal fees.
4) No agent fees involved in buying a private residential property.
