Afternoon Sam,

If you have intention to purchase private property now, I would advise that you do not add your child's name as the co-owner. It would be easier to purchase under either your name or your child's name or joint. This is due to the MOP requirement after your child have being added as the co-owner for your current HDB unit. It might also deprive your child from enjoying the necessary grant or first timer opportunity, should he / she decide to purchase unit in the future.
