Hi

SPR household cannot own both hdb flat and condominium, have to sell away the hdb flat after buying private property. It is better to sell away the HDB first before buying the private property, so to avoid the higher ABSD upfront. After selling the hdb, the ABSD will be 5% since its considered your first property count purchase again.

1) The ABSD for an SPR to buy a 2nd residential property and was 30% implemented on 27 April 2023.
2) Do note that if this is a no SC household; i.e. pure SPR HDB household is not allowed to buy private residential property locally and overseas without selling the HDB flat.
