I am SG citizen , planning to get a HDB in 2 or 3 yrs time. However my partner is holding a work permit, and we are not financially stable yet . He owns a property in Malaysia.

1. Can I still get a HDB for myself( register my name) and include him as occupier?

2. We are planning to get a resale, yet budget would be another concern. He is 35 now and wondering should we Apply for BTO?
Any advice on this?

Dear sir/madam,

If you are purchasing the resale HDB under the Single's Scheme where you are not married, this is an avenue you may look into. If you are purchasing under the Non-citizen spouse scheme, I am afraid that your partner will be required to dispose his property in Malaysia after the purchase.

Hi,

1) You must be at least 35 yrs old to be eligible to apply alone or with your partner for BTO/SBF. But you will be restricted to only a 2-rm flat in a non-mature estate.

2) If you are buying a resale flat, then the requirements are slightly different but not restricted only to a 2-rm HDB flat.
(a) Single Citizen Scheme: SC must be at least 35 yrs old.
(b) Non-Citizen Spouse Scheme:
(i) SC is 21 yrs old, the spouse must have a valid LTVP (Long Term Visit Pass) or Work pass at the time of application submission.
(ii) SC is 35 yrs old, the spouse must have a valid Visit Pass or Work Pass at the time of application submission.

3) Your partner will have to prepare to dispose of his overseas property when you are on the journey of HDB purchase.

4) Everything boils down to finance when comes to buying a home.
5) As an SC, you are still eligible for the below grants, You only need to be 21 yrs old and above to be eligible for these:
(a) Single Grant ($25k) &
(b) EHG (up to $40k) when buy under the Non-Citizen Spouse Scheme.
(c) PHG of $10k if the place of purchase is within 4km of your parents' home.

6) The above will definitely be helpful in solving your down payment. But your income must be able to support the loan you needed.

7) I will give you some reference on the income level you have to achieve in the next 2/3 yrs:
(a) $2k, loan = $119k
(b) $2.5k, loan = $149k
(c) $3k, loan = $179k
(d) $3.5k, loan = $209k
(e) $4k, loan = $239k
Every $500 will get you around $30k more. Plus your CPF OA saving, you should be able to find something that meets your requirement by then.
Do note that this MSR calculation is only valid till further cooling measures affect this tabulation.

8) If your partner is able to get an SPR status in the next 2/3 yrs will significantly increase your grant amount. You will also be eligible to buy BTO under the Public Scheme which is no longer restricted to a 2-rm HDB flat.
