What you pay is for the complete package of services rendered, upon signing the tenancy agreement. You don't have to pay for the individual items such as advertising costs.

Hi, nope you don't have to. You only need to pay the commission only upon the signing of the Tenancy Agreement.

We have a team of RES (agents) focusing in the Sengkang area.

For letting out the whole flat, the general commission is 1 month rent for a 2 years lease. This will cover the work of the brokerage services of getting you the tenant.

Should you opt to engage an agent to assist you on the marketing, agent fee will be payable. However, should you opt to DIY the case, commission fee is not payable from your end.

In some of my resale assignments, we have owners coming in to coshare the marketing costs with us to form part of the marketing agreement. It looks into the service fees in general too therefore your question of whether you need to pay or not is subjective to the marketing agreement you have with the appointed salesperson. The conventional marketing agreement has been what my fellow colleagues are practising in that landlords or vendors do not pay for anything therefore agents themselves refrain from spending too and resulted in weaker exposure of a property to reach out to the pool of buyers or tenants. This also ensures that landlords and sellers are committed in the whole process of marketing instead of just testing out the market for prices.
