I am purchasing a hdb resale with my fiancee that is divorced by status. She has also successfully disposed off her previous hdb bto. Now that we are applying to purchase a resale flat, there is a question in the resale application portal that states "Has any of the buyers/occupiers listed in this Application Form, disposed of a private residential property within the last 30 months (including outside Singapore)?". Should I tick yes or no?

If both of your previous properties are HDB which have been sold, you should tick "NO" to this question. If you read carefully, it is referring to 'private residential properties' which refers to non-HDB properties.

Additional Knowledge:
This question is referring to homeowners who are selling their private properties and buying a new HDB housing at a subsidized rate. Such buyers are required to wait for 30 months before they can buy a new sale from HDB. Read More

Hi
Unless either you and your fiance have ever owned a private/overseas residential property 30 months prior to purchasing a resale, you should tick no. A BTO is not a private property. Do note that if you are a first timer while your fiancee is a second timer, you are still eligible for half housing grant and EHG (Singles) grant. The reason for this question is that HDB would have to make an assessment if you are eligible and choose to take up the grant mentioned as those who disposed off their private property within 30 months prior are not eligible for any grant. I am specialised in HDB transactions and the vast majority of buyers I served manage to secure a resale without incurring any COV.
