I am planning to sell my private apartment at around $500k (outstanding loan about $100k) and downgrade to HDB. What HDB flat size can I afford assuming I do not want to spend more than what is returned to me ? Any HDB loan restrictions ? Can I buy a HDB resale immediately after selling my private unit ?

Dear Sir,

with $400,000 you can even buy a 5 room flat and if you want to keep some cash, a 4 room flat would be just as good. Whichever area you choose, this should be within your budget.
However, I must add that upon the sale of your private house, the amount that you can use to buy your HDB may be restricted by the CPF the amount that you need to retain in your CPF account and this restriction is only applicable if you have reached the age of 55 and above. It is good that you get a Property Agent to do a financial calculation for you before you proceed with the transaction.
