i am planning to purchase a resale condo (aged between 10-12 years old)
budget for 3 bedroom approx 1100 sq ft in size .....noted that prices are high now !!
should i just jump in and buy anyway or wait for another 2 years?

Hi Angeline,

It depends on your objectives and current scenario as well as your entry price. I believe its for your own stay? If you wait out another 2 years, that will be another 2 years worth of rental payment plus any potential opportunity cost if the property price continues to remain stable or even higher than when you enter today. Your loan tenure will also go down by 2 years which can significantly lower the loan amount available.

Typically condo developments that are around 12 years old will still maintain their value up until the 20 to 30 year old mark. Or perhaps care to share which development so I can share more detailed inputs?

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Andrew : Ivan understood there's urgency to sell my private property too within the given timeframe, provided me with assurance and solutions. When the sale of my private property commenced, it was during the Covid-19 pandemic period; whereby, only 2 unique visitors were allowed to view the property on any given day. Hi Angeline,

It is quite impossible to time the market whether is not better than 2 years later, however, most of my clients do agree that it will be better to commit earlier than later as they are more in control over what could be done instead of being reactive to any market measures introduced, which most of the time affect the purchase ability of buyers due to restricting to lower loan size, increasing of stamp duties and etc.

Unless you are still saving up for the downpayment, otherwise I will definitely highly recommend you to look into something now, given that your loan tenure will be affected should you wait on for another 2 years, meaning lower loan quantum while it is very likely that price will continue to rise over the next 2 years looking at the prices of land bids that have been recently conducted.

Perhaps you may wish to share more about what your requirements and plans are in order for us to look into customising something that can suit you better, in terms of lifestyle or even potential returns if you are looking from investment perspectives.
