i am planning to buy 2 bedroom newly launched parc rosewood condo,can i sale within or after the TOP period. if,is there is any rules and regulations like resale condo? can i get good appreciation within the 2 or 3 years?(pls don't tell like that we cannot predict anything in today's market) i am just looking for 3-4 year investment and good returns. can anybody tell me the better investment not more than $600.

Hi Chin Chu,

I am not sure how can I answer your question since you have requested that you do not wish to see our reply as we cannot predict anything in today's market. To be honest, if we can ever predict accurately what is going to happen in the future, it is very likely that most of us here will be making very sound investments and making good money out of these investments instead of serving client needs of selling and/or buying.

There is good track record that for projects which are bought during launch, owners tend to enjoy good returns upon TOP, therefore if I were to say something, I'll say that you stand a good chance.

In addition to the Seller's Stamp Duty which ZhiWei has mentioned, as you have mentioned that you will be purchasing 2 units, do also take note that the government has also recently introduced the Additional Buyer Stamp Duty for your consideration. Should you be a Singapore citizen purchasing your 3rd and subsequent property or PR purchasing your 2nd and subsequent properties, you will be liable for this ABSD.

As what my fellow professionals had mentioned, usually the price appreciates after TOP. And due to the seller's stamp duty, you may also want to wait for at least 3 years before releasing it into the market.

As for Parc Rosewood, currently it is selling fast at the preview stage. You may get a 2 bedder with your budget if you make it in time for the discount.

I was looking for investment units for a buyer and shortlisted Parc Rosewood for the following reasons:

1)Price competitive compared to neighbouring projects which means more room for appreciation.

2)Distinct water features and concept

3)Close to Singapore American School, Singapore Sports School which means favourable rental catchment area

4)Upcoming Thomson line from Marina Bay station to Woodlands and North-South Expressway; expected to complete in 2018 and 2020 respectively.
