Indeed, regulations indicated minimum loan tenure is 6 months for all residential apartments. I am unsure how the other salesperson can indicate it is okay for short term. You may wish to verify the validity of the practising license, if the agent is registered with CEA.

Never play smart in front of min 6 months requirement. Recommend that you do not take up this tenants as the consequences as follows:

Private homeowners who flout the six-month minimum rule face a maximum fine of $200,000 and a jail term of up to 12 months.”

Hi Mdm Goh, to be frank, it is not ok and it will deem as illegal. As the minimum lease has to be at least 6 months which you could refer to the URA web.

Hi Mdm Goh,

As mentioned by many of our colleagues, it is illegal to rent out your apartment for anything less than 6 months.

Please do not take up this short term lease. It is just not worth it.

Also, before renting, your agent should also do due diligence checks on the tenants, to ensure that they can stay in Singapore legally. I'm sure you do not want overstayers or tenants without a valid pass to rent your apartment.

aren't your agent advising you on this?

Min lease in Singapore is 6 months but I do understand that some drafted out the tenancy agreement with notice to terminate earlier after certain period.

But as a landlord, I will advise not to take this rental. It will be a hassle to do up the unit and redo it after 3 months again. it's not worth the time, money and effort. try to go for minimum 1 year lease.

Under the current URA ruling, it is illegal to rent out a residential unit for less than 6 months. It is not worthwhile to take the risk and also to have the hassle of finding another tenant after 3 months.

Why don't you engage a salesperson to secure a tenant for 1 or 2 years lease instead? My office is within walking distance from Central Green. Please feel free to contact me so that I can assist you to find a longer term tenant.
