Cash 5%
CPF 15%
Max Bank Loan 80%
Stamp duties and legal fees Approx 3%

Good evening buyer,

You are eligible to purchase private property solely by yourself but I am afraid to inform you that you wont be able to pay the downpayment fully by CPF OA funds.

The initial outlay will be as such:

1) 5% cash downpayment
2) 15% CPF downpayment
3) estimated 3% buyer's stamp duty
4) $2.5k legal fees
5) valuation fee, stamp duty for mortgage etc

Hi Mdm,

You will be eligible to purchase a private property and NOT be subjected to the Additional Buyer Stamp Duty (ABSD) since you do not own any property.

However, you will not be able to use your CPF for the full down payment. The breakdown is as follow:

Cash
a. 5% of Valuation

CPF
a. 15% of valuation
b. Legal Fees of $2500 to $3000
c. Normal Stamp Duty – approx. 3% of purchase price

It is recommended for you to do an In Principal Approval (IPA) to find out the amount of loan you are eligible for so that you can plan your finances better.

Hi, yes you could purchase a private property solely on your own name. But you cannot fully pay off using your cpf as there would be some cash payment involved. Pls feel free to let me know if you need any assistance.
