It is very straightfoward for you to name the budget and requirements for us to act, nevertheless, can I just check that are the figures for purchase estimated by yourself or have you sought the advise from a qualified banker to derive your purchasing budget? It is important to be prudent in your financial planning for your purchase as it may affect your cashflow and commitments. Are you aware of how much you existing HDB can fetch?

To fulfill your plan, we need to work out on the followings:

How much can you get from the sales, in terms of cash and CPF?
How much CPF OA do you have and what's your current age?
Which area and what size are you looking at in particular, for the purchase of the condo?
How much can the bank loan to you, in terms of mortgage?

All the above factors can decide how your plans will materialise.
