I am looking to purchase a private residential property.
Would like to seek the assistance of a property agent (to act for purchaser).
Please also advise if there are any fees payable and if so, the approximate percentage/amount.

Hi,

Typically the purchaser agent does a co-broke with the seller agent (sharing the seller's commission) for a private residential transaction. Other fees payable include legal and conveyancing fees, and bank valuation and admin fees. May I have more info and requirements about your plans so to make better recommendations? Good evening,

For purchase of private property, buyer are normally not required to pay their agent for their commission.
However, as buyer, if you are getting a mortgage loan, you will need to prepare 5% cash for down payment and balance 15% down payment can be made using CPF. In the event that you are SPR or SC who is holding onto more than one residential property, you will be liable for ABSD payment.

Hi, it is always advisable for a buyer to engage an agent to act on their behalf due to a few simple reasons. :

1) buyer agent is a one stop solution to introduce bankers as well as law firm.
2) buyer agent will do a detail analysis, giving you an estimated valuation of the unit and showing you data as to why this unit or this particular project will be a good buy.
3) all of the above and what’s more, buyer like yourself do not need to pay any commission.

Yes foreigners are eligible to purchase only private properties in Singapore. However, as a foreigner, the additional buyer stamp duty (ABSD) will be levied in your purchase.

The initial cash outlay :
20% Cash (5% Cash & 15% CPF)
80% Maximum Loan
3% Buyer Stamp Duty
15% ABSD
Legal Misc Fess
NO agent fees
