I am looking to buy either a BTO in Ang Mo kio or an EC in Punggol.
If i purchase an BTO, i can fully pay for it after MOP + 2 years.
If i puchase an EC, i will need to take a 19 years loan and my CPF will not grow. I will need to sell after MOP or 7 year later.
As there are so many ECs MOP around the same time, will the price drop?
As i notice the recent sale of EC is still only 800+ psf, whereas the agent say it can go up to 1000+ psf after 5 years (MOP).

Hi Mr. Andrew,

Comparable private condos at Punggol are selling at around 1,000psf, hence for new ECs which MOP in 5-10 years time, this gap will eventually converge as Punggol develops into a modern watertown. There are a lot of plans in line for Punggol, which I'm positive that will bring up the prices as a whole in the estate.

Most people purchase only when the crowd has moved in, whereas those who make strong gains are usually ones who moved in when others are concerned.

As for new EC prices, it is unlikely to drop much as developers have holding power and there are still take up for the units. Thanks and may I share with you more of the value-buys ECs in Punggol area? Hope to discuss further.
