How about City Square residences, going to TOP next year. Studios at 570sqf and asking prices hovering about $500k.
Of course, they are only asking prices. You might want to give your best offer at $490k or lower and wait for the owner to accept eventually.

This development and studio, situated at Kitchener Road near Bugis and Little India, Im sure it is definitely rentable and eventually would attract foreign Indians to buy as Singapore attracts more of these foreign talents.
