I am looking to buy a private apartment.

Do I need to have a property agent to act on my behalf?

In addition, am I allowed to dictate how much of a commission he receives from my purchase from the seller?

Hi, yes it would be better for you to engage an agent to assist you. Reason being your agent would be able to arrange and target a certain area base on your budget and preferred location, which will save up much time. Secondly, you do not have to pay any commission as your agent would be sharing it with the seller agent. Pls feel free to let me know if you need any assistance.

Hi. For buying pte property, there is no commission payable from buyer side.
You should.engage an agent to assist you as he or she will be able to help you to shortlist units based on your requirements and assist you in negotiation.

Dear buyer,

I have just concluded a private property transaction in Woodlands this morning where buyer purchases the property without any salesperson acting on his behalf. Nevertheless, if you are not into spending time browsing through the various properties available and picking up the phone to make appointments for viewings, it will be good to engage the services of a salesperson and probably incentivise him or her with service fees such that he or she will be more motivated in finding the right property for you. As most private property buyers do not have to pay any service fees, my heart goes out to both the salesperson involved in the transaction for working so hard but only taking home 50% each of the service fees paid by the seller. It is indeed a good idea if you will be able to dictate how much commission the seller pays but it is also up to the seller to reject your offer if the dictation of commission payable is involved.

Good evening,

Normally for private transactions, it is perfectly fine for buyers to approach seller's agent directly without the assistance of a buyer's agent.

But some buyers do prefer to have an agent to act on their best interest in negotiations and arranging viewing according to their requirements as they might be too busy to schedule viewings themselves.

The choice is yours nevertheless.

As for buyer's agent commission, it is normally dictated by seller's agent. Common practice is 0.5% no matter how much seller's agent is getting from seller.

First, you do not need to have an agent to help you purchase a private apartment, but my advice will be to engage the service of one. We can assist you in the search for your new home, saving you time and effort while working within your preferences.

Second, the buyer's agent commission is usually dictated by the seller's agent. You may choose to dictate but ultimately it is up to the seller's side to agree.

The law does not allow duo representation to prevent conflict of interest.

If you contact the seller's agent directly, without an agent of your own ( buyer's agent), the seller's agent can only represent the seller in all aspect of the transaction.

he is expected to be professional, which most of us are. But at some point in the process of negotiation, there exists the possibility that one might lean toward the side that one represents.

as for the commission, buyer's agent gets his share from the seller's agent. Buyer pays no comm.

By engaging an agent, he can help you source for the best unit that ticks all your requirement boxes, looks after your interests in the negotiation process, does the paper work, up to the handover of the prized purchase.

its all gain and no loss to you as a buyer to engage the professional help of an agent.
