The available units direct from developer CDL are the bigger-sized 4/5 bedroom units, and not many are left. Is that part of your plans? One reason for the relatively more competitive PSF could be the lease beginning period, which is 99 years from 2008. This means by the time owners move in, 10 years of lease would have lapsed, whereas its different for the other Pasir Ris Grove condos such as Palette and NV Residences where residents have occupied for some time already. Also, coco palms is a massive-sized project of 900+ units, which may not suit all owners. Then again, the location is definitely the best plot amongst the few if proximity to MRT / Mall is the main criteria. May I know why have you narrowed down to Pasir Ris / Seletar in the first place?
As for the Cross-Island Line, its still pretty much later into the horizon (as of now, expected to be ready by 2030) hence no concrete details are announced beyond the idea that pasir ris could be one of the areas the line will pass by. Its not really ideal to bank on this, but what we do know is the land plots beside Pasir Ris MRT will definitely go through rejuvenation plans as announced by HDB ROH plans. All these will definitely be bonus points to Coco Palms in the long-term.

I don't find your answer helpful at all. To me, 89 years and 99 years does not make much of a difference in the short-term. I am just finding the price for Coco Palms is deliberately advertised lower just to entice buyer to call them. At this market, where do we find $1000PSF and below? But if you look at property guru, many salespersons are advertising this price and when you called them, they said that it is sold out. This is really very frustrating because I was given the false hope to buy a unit at Coco Palms at below $1000PSF!
