Assume you are looking at the Pine Close vicinity, the HDB procedures have changed such that price has to be agreed by committed sellers&buyers first before valuation can be applied. Any positive difference will be COV, hence it will be more meaningful to decide on a budget and keep the figures around there. You may wish to engage a buyer agent to give you professional inputs on how much is a fair price to pay in the vicinity, to avoid overpaying, especially with popular estates. Hi, generally the COV around that area has gone down by quite a lot recently. And there are even some units with zero COV as the sellers are eagerly waiting to dispose their units. Pls feel free to give me a ring if you need some guidance or assistance regarding this issue.
