Est Sell Price: $750k
Outstanding Loan: $330k
Cash+ CPF: $100K
Max Loan: $580K

Am I quality for 1-1.05 mil condo?

Second Question:
If I managed to execute buy and sell in the same period, sell then buy I will sill need to prepare at lest 14% of cash for option right?

1. Best to consult banker to check base your current loan and situation.
2. For back to back situation, you only have 1% from the purchase and balance funds at the completion date. For purchase you require to have the 5% - cash and stamp duty (cash or CPF OA).

1. Is your current property HDB? If yes, Have you fulfill 5 years minimum occupation period (MOP)?
For private property you can sell anytime.

2. Steps in selling

Hi Mr Tan,

I have assisted many of my clients to upgrade from a HDB flat to a condo. Let me share with you the finances and timeline.

For your HDB sale, the estimated sale proceeds is about 320k. Together with your max loan of 580k and your CPF & Cash, the total amount is about 1 mil. If you have some funds in your OA, you can use them towards the purchase as well.

If you wish to buy and sell together, you will need to prepare about 8% of the purchase price which consist of 5% option fee, stamp duty and the legal fees. It is important to time the sale and purchase together so that you can avoid the need for an interim housing solution.
