Valuation depends on facing, condition, floor level of the unit etc.

Valuation for HDB EMs in that area ranges from $680k to $730k while COV asking is normally quite high due to the strategic location. Tenure is 99 leasehold.

EMs are rarely available in that area so you have to act fast if one is available for sale.

The current estimated valuation for EM along Sin Ming is around $700k to $735k, with possible asking of around $750k to $810k. This would depends on the level, facing, condition, ethnic restriction and area size. The EMs along this area is around 22 years old.

Hi Mr Teo if you are looking outside the Sin Ming Area Ther are other choices.

For example in Ang Mo Kio the valuation range $630-$700k
Cov varies but the number of options open to you are greater, and it is not far from Sin Ming. You may wish to consider?
