    Thanks Benson for the prompt reply. That brings me to my next question: Assuming the property cost $600K and my available CPF is $320K, can the bank loan $280K which I am including the 5% initial cost?

Base on your information provided, simple tabulation for your kind reference:
1. As a Buyer for Pte property, as a general guidelines, you do not need to pay Agent Fee/Commission.
2. You can used CPF up to 95% of your purchase price inclusive of Stamp Duties ($12600).
3. Cash portion will be 5% ($30000) of your purchase price and Legal Conveyancing Fees (about $3K, bank may subsidise part of this fees, check with your banker).
