A 21years old project (99yrs leasehold) probably will not be looking at any future upside. In addition, with $900k purchase price, your potential rental returns is going to be about $2500 if you are lucky.
I rather you consider projects nearer to Geylang especially the stretch nearer to Guillemard (where Waterina those few projects are) where traditionally, rental demand is good and is also near to amenities. The bonus is freehold tenure.
