I am looking at a resale 3br penthouse at J Gateway; own stay for approx 10 - 15 years. But was concerned about the exit strategy for it, though, I'm not too concern about profiting too much for it but more on can I sell it in future.

With so many new launches and also readily TOP condos in the West, it should be more practical to go for those.

But yet again, I'm not going for profit.

So which route should I go? Needs (J Gateway) or wants (New launches for easier exit strategy)?

Thank you for your enquiry. Just curious on the thought process on how J Gateway was shortlisted as the ideal condo, perhaps you could walk me through that so I can understand your needs better?

Generally speaking, buying a resale, and usually setting a new benchmark psf price at that development (if not too old a development), will have some resale risk as most owners there would have purchased at pre-TOP phase and lower than your entry price. They will also potentially be able to exit at a lower price than your entry price and this may affect your sale eventually as well as it gets tougher to sell at your breakeven for a 99 year leasehold project which by then is around 20 to 25 years old. Buying new launches may have less of such an issue but one has to be selective about the projects as well as not all will appreciate within expectations.

The good thing is Jurong East is undergoing a transformation for the next 10 to 20 years with a lot of infrastructure planned for the west in terms of Jurong Region Line, Cross Island Line, Jurong Regional Centre, potential HSR, the Tuas ports and Jurong Innovation District, Jurong Integrated Transport Hub and the One-North region continual developments. This may still be a catalyst to help west side prices remain elevated and appreciate further, which will help J Gateway remain in demand and allow you to exit as the whole Jurong East area becomes a lot more developed.

Firstly, may i know what is the needs that decide on J Gateway penthouse? It will be good if you can let me know more about this. Perhaps after discussion, you won't find J Gateway as a Needs!

New or resale condo, these have always been the questions on a lot of people mind. There is no right or wrong answer but more of what your plan and your preference.

Usually for a better and faster capital appreciation yield, recommendation will be on a new launch as you will be under the first mover advantage. Resale condo, while do appreciate especially for freehold, will have less steep upward curve in terms of the capital appreciation.

Jurong is undergoing a major development as announced by the government previously thus the properties there will have more demand in the future.

Perhaps we can discuss more to see what your needs and wants so as to get a clearer picture of what best for you.
