Hi Wee,

I will cut the long story short.

Not much.

You should get better investment value at potong pasir area.

Note: The land besides the MRT is designated commercial land at 3.5 plot ratio.. imagine Kovan MRT and Serangoon MRT.. only my guess..

And the land to the north of potong pasir is still subjected to planning.. and the land is HUGE. Development in area = potential.
