I am interested in this HDB 3A unit in central west. (under queenstown's town) it is near amenities. The flat is less than 5 year old. The owner is asking for 60k cov, which I is think is day light robbery. Do you think its reasonable? Do do you agree with me? How would you explain to him that this is unreasonable? Another question. HDB stated that when "Buying a 3-room (mature towns/estates), 3-room (Premium), 4-room or bigger flat, Your average gross monthly household income must not exceed $10,000" What is 3 room premium? I tried searching on property guru but there is only 3A, 3i, 3std, 3simplified etc but no 3 premium.

Afternoon, Resale transaction for 3 room flats that is just 5 years old is very limited, as at this moment. Being located at Queenstown, it would give the seller something more to work on. If you think it's unreasonable, give it up and look for something else. I would say that similar unit with such asking price, at this moment, should be quite common. Low supply, high demand. 3 premium, which is an new term, are applicable to new 3 room BTO, which are not for resale market yet. Hence it's likely you will not see them anytime soon. Hi Ms R T Yes, given the fact of the location and district of Queenstown, COV has been more than 50k to above 100k. While the HDB market is on the downside and if your think that it is not realistic, then just move on for another unit, or just wait and monitor for the seller to drop.
