I am in the process of buying an EC condo. The agreement with the seller was for completion on Oct 18 with handover on Nov 1 in person. Recently, seller requested to handover on Nov 8 instead, which I declined. He was unhappy about it. How can I ensure he sticks to the original agreement? What happens if, on Nov 1, he refuses to vacate and give me the key?

Hi,

1) Both of you are under a legally bound agreement. Whoever violate the terms and conditions in the S&P has to be ready to face the legal consequences.
2) I only confirmed you will receive the full sets of keys and access card, etc, on your completion day. Your lawyer will ensure this.
3) However, whether or not he will vacant the unit is beyond the lawyer.
4) Legally the seller has to vacant the unit by Nov 1 whether he is happy or not.
5) But if he is playing nasty, your only option is to call the police for help on trespassing.
