Good evening buyer,
Perhaps you should let your agent do his job. By contacting the seller's agent without informing them you have a representative, they will thought they hit a jackpot (they have direct buyer, dont need to share commission). To avoid misunderstanding, let your guy do his job if not inform the seller's agent upfront.
If not, do seriously consider paying commission to your representative so they dont have to spilt the commission. I do understand it's not common for private transactions but it's becoming more and more common for private buyers to pay commission to their representative for their hard work and effort in getting the best deal.
Usually money saved is more than the commission.
