I am hunting for a condo but I have encountered several properties where the listing agent refuses to cobroke with my own agent. What can I do in this instance without jeopardizing the deal? I still wish to have someone to represent my interest.

Hi, it puzzles me too. Cos whenever I'm serving any buyer, I do not have such a problem. Especially when market is down and bad, most seller agents are more than happy to show whenever there is any confirmed viewing to be made and conducted. Pls feel free to let me know if you need any assistance.

Hi,

I feel that your agent should be the one arranging the viewings with the Seller agent instead of you arranging it.

Why do I say that? Because if you make a call to the Seller agent, and did not state that you have an agent upfront, the Agent will probably treat you as a direct buyer, and that he will not need to share his commission with another agent, who comes in when the deal is about to be closed.

If you do no wish to jeopardize the deal, you can also consider paying commission to your agent who's representing you in your purchase. This way, when your agent were to approach the Seller agent for cobroke, he can sound out that he is collecting his commission from you, the Buyer.

You might never know, the chances of closing may be higher, as the Seller agent knows he do not need to share the commission and hence is "more motivated" to close the deal.

Good evening buyer,

Perhaps you should let your agent do his job. By contacting the seller's agent without informing them you have a representative, they will thought they hit a jackpot (they have direct buyer, dont need to share commission). To avoid misunderstanding, let your guy do his job if not inform the seller's agent upfront.

If not, do seriously consider paying commission to your representative so they dont have to spilt the commission. I do understand it's not common for private transactions but it's becoming more and more common for private buyers to pay commission to their representative for their hard work and effort in getting the best deal.

Usually money saved is more than the commission.
