Dear Sir/Mdm,

It depends on your objective and your intentions. If you intend to sell your 4 room HDB in the future, it will make better sense to buy a newer one with 95 years balance lease as there will still be a good potential pool of buyers many years down the road.

However, if you are just looking for a roof over your head to retire, then I will suggest get the older flat and use the difference in the price for other form of investments.

It will be ideal to draw up a plan taking into consideration your finances and timeline when it comes to downgrading. I have assisted many of my clients in a similar situation before. What is the reason behind this downgrade? I believe which option moving ahead is better ties greatly with why you are downgrading. If we look at the recent statistics released, we all know that the resale HDB market prices have remain pretty stagnant and is unlikely going to change drastically, while private residential home prices have been growing, and is project to grow at least another 2% this year.

From your message, you already sound pretty firm that you are going to make this move of transiting from a condo to a HDB. Basically there are really quite a few things that I will need to know before I can advice you further. I will need to know why are you making this move for a start. Whether to take loan or not is also another thing that we will need to talk about.

In the past, house buying is pretty simple. But now as houses gets more and more expensive, it Is really important to get all our facts and figures correct so that we will not make a mistake in our planning. There are certain things once we make the wrong decision, we will not be able to reverse the process.

If there is a rough idea of selling the next property again at the another phase in life, the property with the longer balance lease may be a better option. If the next property is to enjoy the golden years, I would guess factors like mental well-being and environment will take priority, which you yourself will probably know best.
