do you meant you are looking to purchase a private 2 bedrooms unit?

Do take note that foreigners will be subject to 30% additional buyer's stamp duty on top of the 3 to 4% buyer's stamp duty.

If you are eligible for 75% bank loan, downpayment will be 25% + 30% + 3 to 4%.

Minimum upfront downpayment of 58% in cash. May I know whats your requirements and budget in mind?
