While private residential properties must be rented out for at least three consecutive months, the usual market practice is for a 1-year or 2-year lease. As such, not many tenants will be agreeable to a 3 months lease.
If the agent is representing the landlord, he cannot also collect a commission from you as dual representation is not allowed.
As such, you are advised to look for your own agent. Typically, agents will collect a half month's commission for a 1 year lease. It is up to you to negotiate there commission with your agent.
All types of private residential property are subjected to an occupancy cap of six unrelated persons per property.

A landlord is required to check original NRIC or FINS of the tenants and occupiers for forgery and make copies. check photographs on NRICs or FINS against the actual persons to confirm identity and verify the validity of the passes with MOM database and/or ICA database. This is required by the Council of Estate Agencies for compliance with the Immigration and Women's Charter.

Negotiation is part and parcel of a transaction. As you are looking at 3 months rental, this itself presents a challenge as most landlords are not open to consider such tenure, therefore position to kickstart the negotiation is definitely poor. If you feel that you are unable to match his demands, you make your offer that you are most comfortable with and should this be rejected, you can walk away from the deal and look for another option.
