I am currently staying in a 5 room resale flat in Sengkang, just reached MoP. I am looking for a condo (EC or private), but I have limited cash (say $50k) and limited CPF (say $30k), bulk of my cpf (say $200k) can only be realized after I sell my current flat. What options do I have? I do not want to sell my flat now and stay with parents or rent a place.

Good evening owner,

From what you have described, you have no choice but to sell your HDB first because you don't seem to have enough cash for initial outlay.

You need to have sufficient cash for the 5% cash downpayment and stamp duties while you can opt for bridging loan for your CPF downpayment provided you have a valid OTP for your HDB sale.

If you want to time your sale and purchase, you need to have sufficient cash first, sell and hunt for a property at the same time, drag your sale so you got time to complete your purchase.
