I am currently in the progress of selling my HDB and the sales will be completed by 30 Apr 2026(confirmed by HDB). Am i able to sign my purchase resale OTP now or do i need to wait until my sales is completed by HDB

Hi,

As long as your buyer has already exercised the OTP for your flat, you can safely proceed to sign the OTP for your next purchase.

Do you require the funds from the sales to be in for your purchase to complete? If you do, then to be absolute safe, it is best to wait for the completion of your sale in order to proceed, as even the slightest possibility of sale not completing will land you in dire consequence.

You don’t have to wait until 30 April 2026 to sign an OTP, but there are a few important things to line up properly.

1) Are you buying another HDB resale?

If yes, timing is critical because you cannot legally own two HDB flats at the same time.

You can sign the resale OTP now, provided:
• Your current flat has already exercised the sale option
• The resale completion of your new flat is scheduled after your sale completes
• Your timeline allows you to dispose of the current flat before or on completion of the new one

The key is coordinating both completion dates carefully. Most people structure it so the sale completes first, then the purchase completes shortly after.

2) Are you buying a private property?

If you are buying private property, you are allowed to exercise the OTP before your HDB sale completes.

However, if your HDB sale hasn’t completed yet at the point of exercising, technically you are still an owner of an HDB flat. That can affect:
• Loan eligibility
• Additional Buyer’s Stamp Duty exposure (if timelines are mishandled)

So the sequence matters.

3) Financing considerations

If you need sale proceeds for:
• Downpayment
• Loan reduction
• Cash flow

Then signing too early without proper bridging arrangements can create pressure. Read More

HI,

1) Once you have an exercised OTP, you will be safe to place a deposit for your new purchase.
2) This is applicable to both buying an HDB resale flat or a private residential property.
3) Your lawyer will submit your exercised OTP (copy) to IRAS with your buyer stamp duty.
4) You will still need to submit the original OTP to complete the HDB sale.
5) This is doable when you don't need the sales proceed from your HDB sale.
6) If you need the sales proceed from your HDB sale, you will have to time when is the best time to place desposit for your purchase.
7) Especially when you need the refund of the CPF fund from your sales proceed.
8) You have to give an allowance of around 14 working days from the sales completion for the refund to be materialize.
