I am currently 32 years old and looking to move out. Limited options for singles in Singapore so I think my options would be a resale condo, new condo or a resale EC - am I right? If so, which ones are the most viable option? I am looking to move in with my Partner under the Joint Singles Scheme. Combined income around $13k a month. No other outstanding loans. First time buyers. CPF combined around $250K - $300K.

Securing a resale condo or a resale executive condo (EC) that is over 10 years old would meet your goal of having your own personal space, without the need to wait for years. Assuming you are both the same age and have solid credit histories, you should be able to obtain a loan of around $1.4 million. With the CPF funds at your disposal, you could aim for property pricing in the vicinity of $1.3 million, factoring in BSD payable. However, you'll need to set aside upfront cash of $62,500 for the Option Fee.

Hi

For HDB purchase under joint singles scheme, both of you must be at least 35 years old, single, unrelated and Singaporean citizen. Since you are not 35 yet, you can only purchase private property (resale EC is considered private property as well).

If the income is 13k per month, assuming no other loan obligations, and both 32 years old, your max loan amount should be approx $1.49mil, for 30 years tenure.

Assuming 100k cash savings plus 300k cpf OA, the purchase price you can look at should be around $1.43 mil. Are you guys looking to move out this year?

Yes you are right, as you are below the age of 35 years old, you are only limited to resale condo/EC or new condo. For new condos, there will be a waiting time as you will need for it to be completed. For resale condo/EC, you will be able to move in within 4 to 5 months, taking into some minor renovation.

Based on the preliminary info that you have provided, both of you should be able to secure a loan of about 1.5 mil and with your CPF, you should be able to afford a 3 bedroom private resale condo quite comfortably.

It is important to obtain an In Principle Approval of loan first so that you can work out a comfortable budget. There’s an important clarification here.

For private property (resale condo or rersale EC, new launch condo), you do not need the Joint Singles Scheme at all. That scheme only applies to HDB and new ECs, and in those cases both buyers must be at least 35 years old.

Given your combined income of around $13k/month, no outstanding loans, and $250k–$300k CPF, you’re actually in a healthy position for private property.

You’re not limited to just one structure:

You can buy one condo together for own stay, or

One party buys a condo first, and the other keeps flexibility for a second purchase later (own stay or investment), depending on long-term plans.

Hi,

1) If your partner is SC or SPR, you will have choice to look for ECs that had already met MOP but under 10 yrs from TOP.
2) Your loan amount should be around $1.49M with the current income.
3) Whereas if your partner is a foreigner, than, you would have to find ECs that passed the 10yrs mark.
