I am considering to be a DIY buyer as I am confident of handling the paperwork myself.

Considering it is a buyer market currently, I am still open to engaging a buyer agent who can add value by [a] having access to unadvertised units meeting my preferences (4S unit <300m from Khatib MRT, mid/high floor), [b] able to negotiate a significant price below valuation, [c] generally take care of my interest and also process the paperwork flawlessly.

Are these requirements considered realistic?

Dear Sir/Mdm,

My personal inputs to your questions:

1. All owners who are serious in selling will advertise their units in one platform or another to gain the exposure of the unit to obtain the best possible price.

2. You should be worried if you are buying a house which is significantly priced below valuation especially if it is located within walking distance to the MRT. In an open market, any property which is priced fairly will be able to attract a potential buyer. If such a unit is available, you will need to ask yourself why the owner is willing to sell the unit significantly below the market price when he or she can get a fair price for the property.

3. Any competent and responsible agent will be able to process the paperwork for you.
