I am considering getting a 3/4rm HDB unit at matured estate like Toa payoh, marine parade, Telok Blangah. Planning to stay there for about 15 years time and sell it later. The lease is less than 60 years old, how does it affect the property value, and how easy or difficult is it to sell a aging HDB unit later? Any advise is appreciated.

Hi,

For flats with balance lease less than 60 years, the CPF and loan that can be utilized by the purchaser gets lower as unit gets older, hence you can imagine the resale price, in theory, should go lower as the balance lease runs down to 40-50 years. However, the trend is that most HDB blocks would have gotten enbloc by the time they reach that lease phase.. but it is not a guarantee.

However that said, the mature estates you mentioned are still quite popular and people are still willing to pay a siginificant premium for such locations, for example in Marine Parade, for a seaview unit. But these are usually cash rich retirees who miss the location and neighborhood, hence resale at a higher price may be an issue next time.

Evening,

Property lease with less than 60 years would mean that mortgage and CPF utilization will be calculated based on another set of formulas. You will not be able to utilize all your CPF on the purchase. And after you stayed for 15 years, it will be even harder for your buyer to do so.

Hi, if you are thinking of selling the HDB in the near future after purchasing it, then it is better to go for those newer remaining lease.
