Just take note that the maintenance fees for the cluster housing may change over the years therefore how accurate your factoring in will bear some significant to the value and expenses incurred for the property. Not to mention, you should also factor in maintenance costs for the terrace house over time but of course flexibility of how long you intend to allow the conditions to deteriorate before touching up is there.
I would not say which will have better value to own to be honest as I guess each has their own benefits to individuals. Privacy wise, I would think that a terrace house offers better privacy. If we are talking about facilities of cluster houses, they are usually less than ideal therefore it really depends on your lifestyle preferences before you make a decision.
