I am an SPR looking to buy either a resale EM HDB or new private condo. Prepared to service loan up to $3k-$4k per month, however initial cash outlay only $250k. 1) is it possible to secure higher loan than 80%? (Practically no debt except for 7yr old car loan where repayments are prompt) 2) Which is better investment EM HDB or private condo? 3) Will consider all areas in the east as far as Tampines, Ang Mo Kio to north and Buona Vista to west - any recommendations for new private condos?

Afternoon June,

Let us work on affordability as it should help you clear one major hurdle. Under current MAS ruling, first mortgage loan with loan period of less than 30 years or not exceeding the age of 65 year of age, you can obtain max of 80% loan. And with the monthly repayment amount not exceeding 30% of you income, you should be earning around $12k, with your car loan at hand. You will also be liable for 5% ABSD as you are PR. However, with $250k at hand, assuming that you have zero CPF, purchasing a EM at $700k, excluding COV, would have deplict your cash at hand.

I have 2 exclusive units at Waterview for sale. It is 2 bus stop away from Tampines mrt with 3 big shopping malls. Both are 2 bedrooms facing pool view and asking is 900k (neg). TOP is 3rd quarter of this year. Cheers!
