I am an SC married to a non citizen. We have our HFE letter and are planning to buy a resale HDB while waiting for my husband’s PR application. Can I check on the following: 1) if he gets PR in future and we buy a BTO, are we considered first timers if we do not use any housing grants for our first resale HDB? 2) the total grant we are getting now is 40k (+10k proximity if applicable). I’m wondering if it’s worth it that I don’t use the grant now so that I can be eligible for first timers privileges for future BTO purchase.

Technically grants are there to help the "needy" therefore if you have the necessary means to fund your purchase without the grant at this moment, anticipating future purchase of a subsidised unit, you should avoid utilising the grant as there will be resale levy applicable if you are purchasing a 2nd subsidised unit.

On hind note, if you are ready to purchase without grant now, it makes likely sense to consider buying a private as an upgrade after this purchase when your spouse obtains his PR status. In that circumstance, utilising the grant now will be sensible.

Hi

If you have plans to apply for new flat BTO next time as a first timer, I think its better not to take up the grants for the resale flat this time round if your finances allow. This improves your chances for your BTO application next time round and avoids the resale levy.
