I am above 55 and would like to downgrade from EC to 4 /5 RM and have met CPF Full Retirement Sum. Can i buy first before selling and how long HDB allow me to hold on EC before selling (if i cannot get a good price to sell off)?
Also if i sell EC first before buy HDB, how long i can allow to stay in EC? Thanks in advance for your advice.

Hi,

If there are enough funds (cash+cpf oa+loan) to complete the purchase without selling, yes you can do the buying first. If so, you need to sell away the EC within 6 months of key collection to the resale HDB.

If you sell off the EC first, from first deposit to key handover is approximately 3 months. Some sellers would request for extension from the buyer for another 2 to 3 months, subject to mutual agreement.

If you need the sale proceeds to complete the purchase, then we need to find a buyer for the EC first. I have worked on similar cases and would be happy to share the best approach on how best to transit smoothly so that you need not move twice.

Dear Sir/Mdm,

Yes you are buy first and then sell later. However, the downside is that you will not be able to utilise the sales proceeds and the CPF funds that are currently tied in the EC. HDB will grant you a grace period of 6 months to secure a buyer for the EC. 6 months is more than sufficient in this case.

If you sell the EC first, then we will need to time the purchase of the HDB to be concurrent so that you will be able to transit smoothly from your EC to the HDB without the need for an interim housing.

I would usually recommend my clients to time the sale first so that they can minimise their cash outlay. However, we will need to look into individual circumstances to determine which is the best way forward.

If you have the funds , you can buy hdb first , you have to dispose your ec latest within 6 months after the hdb sales completion .

If you Need the funds from the sales of your ec to buy the hdb , you will have to sell your ec before buying the hdb , you can negotiate for extension stay after sales completion at your existing Ec during the interim period ( renovations etc ) subject to mutual agreement with the buyer of your ec.

Hi,

To start with, current is still buyer's market. Thus it is easier to buy compare to sell.

1) You may hold on EC for 6 months upon key collection of your HDB flat.
HDB comes into the picture for this because you had purchased an HDB flat, thus you are also excused from paying ABSD in this process.
You will have to pay ABSD if you are buying a private even your intention is to sell after the purchase.

2) The extension period is dependent on your negotiation with the buyer since this is not within the jurisdiction of HDB.
EC is considered as private in the eye of SC and PR (on 5th to 10th year).

Hi,

Yes, if you have sufficient funds from your cash and CPF (and loan) to pay for the HDB flat, you could purchase the flat first before you sell your EC. You will be required to sell off your EC latest within 6 months upon your HDB flat purchase.

Should you require the sale proceeds from your EC for your HDB flat purchase, then you will need to sell off your EC first.

Fret not, as EC is a private condo, you can easily rent back the unit on a short term basis from the buyer of your EC. This will allow time for your sale proceeds to come in for your flat purchase. It will also enable you to have sufficient time to renovate your new home too.

My advice is for you to sell off your EC first, before committing to your HDB purchase.
