I am above 35 years old. If I purchase a resale flat as a single before ROM, and my foreign boyfriend owns a residential property in his home country, can he keep his property after we ROM?

What if I decide to purchase the resale flat after our ROM? Will he be able to keep his current property?

Good day to you.

The straightforward response is NO for both situations.
You qualify to buy a resale HDB flat under the Single scheme. After registering your marriage, his name will need to be included as an essential occupier. This would render him ineligible since he possesses a private property.
If you decide to buy a resale HDB flat after your marriage registration, the same criteria will still apply. The main applicant and the essential occupier must not own any private property, both inside and outside of Singapore.
If given the option, the second scenario would be more advantageous, as both of you would still have the choice not to purchase the HDB unit and retain the overseas property.

1) Both methods are non-workable.
2) If the residential property is unable to dispose due to family financial difficulty, I would encourage you to write an appeal letter to grant you buying without him from disposing it.
3) Buying a matrimonial home is a big thing in our life, do not get yourself entaggle with unnecessary worries after buying.

As a married couple is considered as a family unit, both husband and wife can therefore own only 1 HDB flat at any one time, and will need to be listed as a co-owner or occupier in the same flat.

Once you ROM, it is unlikely that you will have your HFE approved for the purchase of the HDB as both of you will be considered together in the (in)eligibility for the resale HDB.

If you do go ahead with your resale purchase before marriage, you and your husband would likely be asked to dispose of the private property or HDB within 6 months.

Nevertheless, there are some potential grounds for appeal that you may explore in either situation.
