For HDB purchases, do take note that if you're doing it DIY, the agent marketing the unit is representing the Seller, and will be acting in the interests of the Seller.

As a DIY buyer, you do not have anyone acting in your interests, guiding you and avoiding potential pitfalls. Unless you're an experienced property buyer/investor who is both shrewd in your foresight and very familiar with all the transaction procedures, I will suggest you engage someone who has vast experience in this field to take care of these matters. In fact, even experienced buyers and investors engage agents for their property needs, because they know that they will get more "value" should they hire the right agent. Afterall, this is probably the biggest purchase of your life thus far.

You have pretty much said it "Mainly To Negotiate Price With Seller Agent And Transactions With HDB?"

Most often than not, a very experienced and "sharp" agent will know the latest transacted prices way before it is available on public domain for that particular cluster of HDB that you are viewing.
